Revised Northallerton housing estate plans attract objections

Residents have objected to revised plans for a housing estate on a greenfield site, saying there is already too much traffic near their homes.

Newett Homes’ proposal to develop the 1.2-hectare site south of Yafforth Road, Northallerton, has been lodged with North Yorkshire Council more than a year before planning consent to create a similar estate is due to expire.

The site, which would be accessed from Blackthorn Road is not allocated for any use in Hambleton’s Local Plan which was adopted only last year.

The revised scheme would see up to 42 homes of mixed sizes built on the site, 29 per cent of which would be affordable.

A transport study submitted with the documents identifies that the proposed development would only “generate 22 and 21 vehicle movements during the am/pm peak hours”, and that number of additional trips could be “accommodated within the local highway network”.

It states: “The Transport Statement concludes that there are no reasons on highways or transport grounds why the development should not be granted planning permission.”

However, residents on the Castlegate and Mowbray Park estate said there was already enough traffic causing obstructions at the Ben Hyde Way and Blackthorn Road junction, without more vehicles entering the estate to access new homes.

They said if approved the development would see about 70 more vehicles using the congested entrance to their estate.

One resident said: “This would cause more danger to pedestrians and road users trying to avoid parked cars already obscuring sight lines on a family estate. This new development really needs its own vehicular access from Yafforth Road.”

Other residents said they are not opposed to the development of the land, as long as it is done carefully and with consideration for the wildlife.

One objector added: “Whilst not being the worst place for housing, we already have had a large number of developments in Northallerton, and use of wild and agricultural areas does not recognise the need for maintained and enhanced bio-diversity.”
