Plans have been submitted for a £10m expansion of a North Yorkshire holiday park.
The proposal for Roseberry View Lodge Retreat, in Pannierman Lane, near Great Ayton, would include the construction of 66 more chalets and a new reception and restaurant building.
A planning application for the work, which would also include the conversion of an office into a holiday cottage, has been submitted to North Yorkshire Council.
Agents for the applicant, Castleworth Property Development No 3 Ltd, say the expansion would create up to 50 permanent jobs and boost the local economy by £3m a year.
Supporting documents submitted with the plans rename the venue as Strawberry Fields.
The report says the expansion of the park “respects the countryside setting and enhances biodiversity”.
It states: “The proposed expansion of Strawberry Fields represents a rare opportunity to deliver a major private investment in Hambleton’s rural economy while protecting and enhancing the environment.
“It will generate significant jobs, increase visitor spending, and meet the strategic goal of converting day trips into higher-value overnight stays.”
It adds: “Economically, the scheme represents a private investment of more than £10m, supporting up to 285 job-years during construction and 40 to 50 permanent jobs thereafter.
“Visitor spending will exceed £3m annually, sustaining local businesses and diversifying the rural economy.”
The report says guests will be encouraged to travel by bus, train, bicycle and on foot to the site.
The larger site would not obstruct views for walkers and residents of the Cleveland Hills and surrounding countryside, with a right of way across the site maintained, the agents say.
They add that although the site is outside of the settlement limits, a holiday park already operates from the location and the proposed expansion was a “logical continuation of this use, rather than an introduction of something entirely new”.
The expansion would take around two years to complete.
The park was put up for sale in 2023 with a price tag of £4m after the business with administration.
The park was launched by Teesside businessman Andrew Platts in 2019.
